Why Active Listing Counts May Differ Between Zillow, Redfin, and Land Insights

If you compare active listing counts in Land Insights with Zillow or Redfin, you may notice differences—sometimes significant ones.

This is expected and is primarily caused by differences in data sources, listing classifications, and how each platform determines what represents the current market.


Why do the numbers differ?

Zillow, Redfin, and Land Insights do not necessarily use the same data sources or apply the same rules when determining which properties should be counted as active listings.

Because of this, comparing the total number of listings across platforms is not always an apples-to-apples comparison.
