DealFlow: How to Track, Optimize, and Close Your Listings Faster

DealFlow is your disposition command center inside LandInsights, designed to help you sell deals faster and more profitably. It gives you real-time insights into listing performance, pricing strategy, and pipeline management—all in one place.

🚀 What is DealFlow?

DealFlow helps you:

  • Track every active listing in a visual pipeline

  • Understand how your pricing compares to the market

  • Improve your listings with AI-driven recommendations

  • Monitor traction (views, saves, engagement)

  • Collaborate with your team and manage deal activity

  • Maximize profit while minimizing time on market

  • Get advice on how to improve your listings.


📍 Where to Find DealFlow

  1. Navigate to Sell Your Deals in the main menu

  2. Click DealFlow (Beta)

💡 The “Beta” tag means the feature is still evolving—feedback is encouraged!


➕ Adding Your First Listing

To use DealFlow, you must first add a listing.

Steps:

  1. Click “Add Your First Zillow Listing Now”

  2. Enter your Zillow listing URL

    • ❗ Currently, only Zillow listings are supported (no Redfin yet)

  3. Fill out the financial details:

    • Purchase Price

    • Estimated Exit Price

    • Agent Fee (%)

    • Misc Costs

    • Closing Costs

  4. Select:

    • Deal Type

    • Marketing Channel

    • Date Under Contract

  5. Click Track Listing


⏳ What Happens Next?

  • Your listing will briefly show as “loading” while we pull data

  • Once ready, it appears in the “Listed” column of your pipeline


📊 Understanding the Deal Dashboard

Click into any listing to view detailed insights:

Key Metrics

  • MLS Price – Current listing price

  • Days on Market – How long it’s been active

  • Price Advantage – How competitive your price is vs. local comps

  • Expected Profit – Based on your deal inputs


💡 Price Advantage (How It Works)

This shows how your price per acre compares to similar listings in the same county.

  • Example:

    • If 9 out of 16 comps are priced higher than you, your pricing is considered average

  • Click “Learn More” to:

    • See comparable listings

    • Evaluate if you’re over- or under-priced


📈 AI-Powered Listing Insights

Suggested Actions

Get real-time recommendations like:

  • “Keep your price as-is.”

  • (Or in other cases) Adjust pricing based on performance

Traction Score

  • Based on views and saves

  • Helps determine listing momentum

Listing Grade

  • Grades your listing (A–F) based on:

    • Photos

    • Description quality


✅ Kudos & ⚠️ Recommendations

Kudos (What You’re Doing Well)

Examples:

  • Strong listing description

  • High-quality images

  • Good photo variety

Recommendations (What to Improve)

Examples:

  • Add more description (minimum word count)

  • Use drone photos

  • Improve image quality or sequencing

Suggested Actions

Deal Flow provides recommendations such as:

  • 💰 Keep price as-is (if competitive)

  • 📉 Drop price (if underperforming)

  • 🔁 Relist property (to reset Zillow algorithm visibility)

Real Example:

  • A price drop led to increased views and saves → resulted in offers within days

  • Relisting a stagnant property pushed it back to the top → generated new interest quickly


📉 Listing Metrics (Tracked Daily)

  • Views

  • Saves

  • Engagement trends

These metrics help determine when to adjust pricing or improve your listing


🗂️ Managing Your Deal Pipeline

DealFlow uses a Kanban-style board with stages:

  • Listed

  • Offer Received

  • Offer Accepted

  • In Title

  • Sold

Actions You Can Take:

  • Drag and drop deals between stages

  • Track total profit per stage

  • View pipeline value at a glance


💰 Pipeline Metrics (Top of Page)

  • Average Days on Market

  • Total Listings

  • Total Sales Value

  • Total Estimated Profit


📝 Notes, Comments & File Attachments

Each deal includes a timeline where you can:

  • Add notes (e.g., offers received)

  • Upload documents (PDFs, title reports, etc.)

  • Pin important updates

  • Reply to team comments

💡 Tip: Include your name in comments to identify who said what


🔄 Sorting & Table View

Switch to Table View to:

  • Sort listings by:

    • Traction

    • Listing grade

    • Performance

  • Quickly identify:

    • Underperforming listings

    • Listings that need optimization


⚙️ Editing & Managing Listings

Inside a deal, you can:

  • Update financials (agent fee, costs, etc.)

  • Edit deal settings

  • Open the Zillow listing

  • Remove the listing if taken off-market


Best Practices

  • ✅ Add listings immediately after going live

  • ✅ Monitor traction trends (not just snapshots)

  • ✅ Act quickly on recommendations

  • ✅ Use high-quality images and descriptions

  • ✅ Track performance across deals to improve strategy
