The One-Off Skip Trace feature lets you quickly find available owner contact information for a single selected property inside Land Insights.
This is helpful when you want to contact one landowner directly, run a neighbor skip trace, or quickly export owner phone data without creating a larger list.
What is One-Off Skip Trace?
One-Off Skip Trace allows you to select an individual parcel and search for available phone numbers tied to that property owner.
When a match is found, Land Insights may return one or more phone numbers, including line types such as:
Mobile
VOIP
Landline
You can also download the results as a CSV file.
How to Run a One-Off Skip Trace
1. Select a property
From the map, click on the parcel you want to research.
A property panel will open on the left side of the screen with details such as:
Owner name
Acreage
APN
Mailing address
Property address
County
Other available parcel data
2. Click Skip Trace
At the top of the property panel, click the Skip Trace button.
This will open a confirmation window labeled Skip Trace Owner.
3. Review the credit notice
Before running the skip trace, Land Insights will show a credit confirmation message.
The message will explain that credits are only charged when a match is found. If no match is found, there is no charge.
Click Skip Trace to continue, or click Cancel to stop.
4. View the results
Once the skip trace is complete, Land Insights will show any available phone numbers found for the owner.
Each result may include a line type, such as:
Mobile
VOIP
Landline
The number of results may vary. Sometimes one number is found, and other times multiple numbers may be returned.
5. Download the CSV file
To save the results, click Download CSV.
The downloaded file will include the skip trace results in spreadsheet format.
The CSV may include columns such as:
Owner
Phone Number
Line Type
Acreage
County
State
Land Insights Link
This makes it easy to reference the property later or use the contact information in your outreach workflow.
What the CSV File is Useful For
The CSV export gives you a simple record of the skip trace results for that parcel.
You can use it to:
Keep track of owner phone numbers
Reference the original Land Insights parcel
Organize outreach data
Run neighbor or nearby-property research
Save contact details outside of the map view
Important Notes
One-Off Skip Trace is designed for individual parcel research, not large list exports.
As of right now, One-Off Skip Trace only supports standard skip tracing. A premium skip tracing option may be added later.
Credit usage is shown before confirming the skip trace, and you are only charged when a match is found.
Results depend on available data, so some owners may have multiple numbers, one number, or no match.
