Overview

The Land Insights Data section provides key metrics used to analyze land market activity, pricing trends, and market efficiency over time. These metrics are derived from active listings, pending contracts, and historical sales data and are segmented by multiple time ranges to support short- and long-term market analysis.

This article defines each data label and explains how it should be interpreted.


Inventory & Market Activity Metrics

Active

  • Definition: Total quantity of land parcels currently listed for sale.

Pending

  • Definition: Total quantity of land parcels currently under contract.

Sold Metrics

  • Sold: 1mo: Number of land parcels sold in the last 1 month

  • Sold: 3mo: Number of land parcels sold in the last 3 months

  • Sold: 6mo: Number of land parcels sold in the last 6 months

  • Sold: 1yr: Number of land parcels sold in the last 12 months


Supply Turnover Ratios (STR)

Supply Turnover Ratio (STR) measures how quickly inventory is being absorbed relative to active supply.

  • Pending STR: Pending ÷ Active

  • 1mo STR: Sold (last 1 month) ÷ Active

  • 3mo STR: Sold (last 3 months) ÷ Active

  • 6mo STR: Sold (last 6 months) ÷ Active

  • 1yr STR: Sold (last 12 months) ÷ Active

Interpretation:

  • Higher STR values indicate faster-moving markets.

  • Lower STR values suggest slower demand or excess inventory.


Days on Market (DOM)

Average number of days a listing takes to sell.

  • Avg DOM 1mo: Average days on market for land sold in the last 1 month

  • Avg DOM 3mo: Average days on market for land sold in the last 3 months

  • Avg DOM 6mo: Average days on market for land sold in the last 6 months

  • Avg DOM 1yr: Average days on market for land sold in the last 12 months


Price Metrics

Median Sales Price

  • Median Price 1mo: Median sale price of land sold in the last 1 month

  • Median Price 3mo: Median sale price of land sold in the last 3 months

  • Median Price 6mo: Median sale price of land sold in the last 6 months

  • Median Price 1yr: Median sale price of land sold in the last 12 months

Current Market Pricing

  • Median Active Price: Median list price of land currently for sale

  • Median Pending Price: Median price of land currently under contract


Acreage Metrics

  • Median Active Acreage: Median acreage of land currently listed for sale

  • Median Pending Acreage: Median acreage of land currently under contract

  • Median Sold Acreage: Median acreage of land sold in the last 12 months


Price Per Acre (PPA) Metrics

Median PPA

  • Median Active PPA: Median price per acre of active listings

  • Median Pending PPA: Median price per acre of pending listings

  • Median Sold PPA: Median price per acre of land sold in the last 12 months

PPA Extremes (Current Market)

  • Active PPA Min: Lowest price per acre among active listings

  • Active PPA Max: Highest price per acre among active listings

  • Pending PPA Min: Lowest price per acre among pending listings

  • Pending PPA Max: Highest price per acre among pending listings


Historical PPA Ranges

Price-per-acre ranges based on sold data:

  • PPA Range 1mo Min / Max: Lowest and highest PPA sold in the last 1 month

  • PPA Range 3mo Min / Max: Lowest and highest PPA sold in the last 3 months

  • PPA Range 6mo Min / Max: Lowest and highest PPA sold in the last 6 months

  • PPA Range 1yr Min / Max: Lowest and highest PPA sold in the last 12 months


Gini Index (Price Distribution)

What the Gini Index Measures

The Gini Index quantifies how evenly prices per acre (PPA) are distributed within a dataset.

  • 0: Perfect equality (all PPAs are similar)

  • 100: Perfect inequality (large variance in PPAs)

Key Notes:

  • Lower Gini values indicate more homogeneous pricing.

  • Higher Gini values indicate wider pricing dispersion.

  • Gini is most effective when analyzing narrow acreage bands (e.g., 1–2 acres or 10–20 acres).

Gini Metrics by Timeframe

  • Gini 1mo: Gini index of sold PPA in the last 1 month

  • Gini 3mo: Gini index of sold PPA in the last 3 months

  • Gini 6mo: Gini index of sold PPA in the last 6 months

  • Gini 1yr: Gini index of sold PPA in the last 12 months
