How to Analyze Properties

A Quick Guide to Running Full Due Diligence

Open the Data Platform Map

Start by navigating to the Data Platform Map and selecting the parcel you want to analyze.


Use the Platform Features & Tools in the bottom-right corner to explore the land more efficiently.


Jump to Parcel 🧭

If you lose your place while zooming around, use Jump to Parcel to snap back to the selected property.

Data Layers 🗺️ Accordion-Style Organization

Data layers are grouped into collapsible sections:

Example: Parcels, Environmental, Boundaries, etc.

Search Functionality

You can search for data layers directly.

Example searches:

1.“River” → highlights surface water layers

2.“Comps” → shows relevant comp layers

Quickly toggle multiple relevant layers at once.

Available presets:

All Hazards

  • Flood zones

  • Wetlands

  • Surface water

  • Slope

  • Contours

Due Diligence

  • Owner name

  • AI buildings

  • County / Zip / City limits

  • MLS comps

Recently Used Layers

Displays the last 15 layers you’ve activated.

Useful for infrequently used layers (e.g., airports, substations)

Key Layers Explained 📌

Contour Layer (Topography) 📈

  • Displays elevation lines (each line = elevation point).

  • Tight clusters of lines = steep slope.

  • 2D view is often clearer than 3D for judging slope severity.



Land Use Layer 🌱

  • Color-coded classifications (e.g., yellow = residential, purple = vacant land).



    Road Layer 🚧

    🔴 Red – Major Highways

    🟠 Orange – City/County roads

    🟡 Yellow – Residential Roads

    🟢 Green – Service/Private Roads (driveways, smaller access roads)



    AI Building Layer 🏠

  • Detects buildings with green outlines—even if county records are missing or inaccurate.



    MLS Comp Overlay 🔍

    Filter comps by:

  • Acreage

  • Time frame

  • Status (sold, pending, active)
    View full MLS comp details directly on the map.



Tools 🛠️


Ruler Tool📐

Measure distances such as property length or road access.


Draw Polygon 🖍️

Sketch potential subdivides and get area calculations (sq ft or acres).



Property Card Details🔍


🔹Ownership & Title

Shows how title is vested (e.g., The Taylor Revocable Trust) and lists all properties the owner holds across counties/states.


🔹Property Information

Includes:

  • Size

  • County

  • APN

  • Status (e.g., landlocked, corporate-owned)

🔹Sales History

Example: Purchased 8 years ago for $45,000 via a Personal Representative’s Deed. Prior purchase: $55,000 in 1998.

🔹Compliance & Structures

Displays:

  • Tax delinquency

  • HOA status

  • Family transfers

  • Registered structures (if any).

🔹Valuation

Shows:

  • AI comp value

  • Sell-through rate (example: 50% for 60–80 acre parcels last year)

  • County assessed vs. market value
    Low assessed value may be due to zoning (e.g., A1 Agricultural).

🔹Acreage Discrepancy

Compares county acreage vs. internal calculations.
Large variances (e.g., 20 acres vs. 40 acres) may indicate the need for a survey.



Insights Section 💡

🔹Wetlands & Flood Zones

Example:

  • 4% wetlands

  • 18% flood zone
    Hovering an area reveals flood classification (e.g., 100-year flood zone).

🔹Slope Math

Breaks down slope % by acreage.
Example: Most of the parcel sits between 10–15% slope.
Slopes 20–30%+ = significant.

🔹Elevation

Displays minimum, maximum, and average elevation + slope.
Example:

  • Min: 8,000 ft

  • Max: 8,291 ft

  • Avg slope: 13%

🔹Market Metrics (Pro Users)

Shows activity for similar-sized parcels:

  • Active/pending counts

  • Sell-through rate

  • Median sold price per acre
