A Quick Guide to Running Full Due Diligence

Open the Data Platform Map

Start by navigating to the Data Platform Map and selecting the parcel you want to analyze.


Use the Platform Features & Tools in the bottom-right corner to explore the land more efficiently.

Data layers are divided into Basic, Research, and Proprietary.

Toggle visibility for: Owner name, County, Zip code outlines, City limits.

Useful for due diligence: Wetlands, Surface water (captures even small ponds), Flood zones, Contours, Land use.

Key Layers Explained ๐Ÿ“Œ

Contour Layer (Topography) ๐Ÿ“ˆ

  • Displays elevation lines (each line = elevation point).

  • Tight clusters of lines = steep slope.

  • 2D view is often clearer than 3D for judging slope severity.



Land Use Layer ๐ŸŒฑ

  • Color-coded classifications (e.g., yellow = residential, purple = vacant land).

    Filter comps by:

  • Acreage

  • Time frame

  • Status (sold, pending, active)
    View full MLS comp details directly on the map.

Shows how title is vested (e.g., The Taylor Revocable Trust) and lists all properties the owner holds across counties/states.

Includes:

  • Size

  • County

  • APN

  • Status (e.g., landlocked, corporate-owned)

๐Ÿ”นSales History

Example: Purchased 8 years ago for $45,000 via a Personal Representativeโ€™s Deed. Prior purchase: $55,000 in 1998.

๐Ÿ”นCompliance & Structures

Displays:

  • Tax delinquency

  • HOA status

  • Family transfers

  • Registered structures (if any).

๐Ÿ”นValuation

Shows:

  • AI comp value

  • Sell-through rate (example: 50% for 60โ€“80 acre parcels last year)

  • County assessed vs. market value
    Low assessed value may be due to zoning (e.g., A1 Agricultural).

๐Ÿ”นAcreage Discrepancy

Compares county acreage vs. internal calculations.
Large variances (e.g., 20 acres vs. 40 acres) may indicate the need for a survey.

Example:

  • 4% wetlands

  • 18% flood zone
    Hovering an area reveals flood classification (e.g., 100-year flood zone).

Breaks down slope % by acreage.
Example: Most of the parcel sits between 10โ€“15% slope.
Slopes 20โ€“30%+ = significant.

Displays minimum, maximum, and average elevation + slope.
Example:

  • Min: 8,000 ft

  • Max: 8,291 ft

  • Avg slope: 13%

  • Active/pending counts

  • Sell-through rate

  • Median sold price per acre
