SellerIQ: Understand Which Sellers Are Most Likely to Sell

What Is SellerIQ?

SellerIQ is a feature that helps you quickly understand how motivated a property owner may be to sell.

When enabled, SellerIQ analyzes a combination of property details, ownership information, and behavioral signals and assigns each seller a motivation rating:

  • High – More likely to sell

  • Medium – Some likelihood to sell

  • Low – Less likely to sell

This allows you to focus your time, marketing, and outreach on the sellers most likely to take action.


Where to Find SellerIQ

You can enable SellerIQ when exporting a list:

  1. Open Filter Parcels

  2. Go to the Owner section

  3. Toggle SellerIQ on

  4. Export your parcels


Your exported file will include a SellerIQ Rating column for each seller.

SellerIQ Credits & Pricing

  • SellerIQ is calculated for every seller in the export when enabled

Important Notes

  • SellerIQ cannot currently be filtered to only “High” or “Medium” sellers

  • All sellers in the export receive a SellerIQ rating

  • Scores are calculated in real time using fresh data

This ensures each rating is as accurate and up to date as possible.


How SellerIQ Is Calculated

SellerIQ uses a proprietary model built from real-world transaction data and seller behavior patterns.

The exact scoring methodology is not publicly available, but each score reflects an overall prediction of seller motivation based on multiple data signals.


When to Use SellerIQ

SellerIQ is especially useful when:

  • Exporting large lists and needing quick prioritization

  • Planning direct mail or cold calling campaigns

  • Deciding where to focus follow-up efforts

  • Scaling your acquisition or outreach strategy
