🗂️ Last Sold Data Layer: Filter by Date Range
You can now control how recent your “Last Sold” data appears on the map.
What’s New:
Set a minimum and/or maximum year range
Filter out outdated sales data
Focus only on recent, relevant comps
Example:
Set max range to 2 years
Only see properties sold within the last 2 years
Instantly identify current market trends
💡 Most users will primarily use the maximum filter to eliminate older sales
🧭 Data Layer Menu Update
We’ve made a small but important naming improvement:
“Compare Data Layer” → now renamed to “MLS Data”
Why This Matters:
Clearer labeling
Easier navigation
Better alignment with the data being shown (MLS comps)
📊 MLS Comp Data Layer: Acreage Selection Mode
We’ve introduced a powerful new way to filter comps based on acreage.
🔹 Manual Mode (Existing)
Set a fixed min/max acreage range
Example: Show comps between 5–10 acres
⚡ NEW: Auto Mode (Dynamic Acreage Filtering)
Auto Mode automatically adjusts comp ranges based on the selected property’s size.
How It Works:
Select Auto under Acreage Mode
Set:
Below %
Above %
Click on any property
The system dynamically filters comps based on that property
📐 Examples:
Example 1:
Selected Property: 10 acres
Below: 50%
Above: 50%
👉 Shows comps between:
5 acres → 15 acres
Example 2:
Selected Property: 10 acres
Below: 30%
Above: 40%
👉 Shows comps between:
7 acres → 14 acres
🔄 Dynamic Behavior
Selecting a different property automatically updates the comp range
Deselecting a property shows all comps again
Works seamlessly with other filters (like date range)
💡 Why This is Useful
Eliminates manual adjustments every time you comp a new property
Keeps your comp analysis consistent and relevant
Saves time when evaluating multiple properties quickly
⚡"Only include landlocked land" filter
Users now have the option to go after landlocked parcels specifically using the "Only include landlocked land" filter located under the AI Scrubbing section
🎯 Putting It All Together
You can now:
Filter comps by recent sales only (e.g., last 2–3 years)
Use Auto Acreage Mode to instantly match comp sizes
View everything under the improved MLS Data layer
This makes it easier than ever to:
Identify accurate comps
Price deals confidently
