Understanding the Two Acreage Values
Our platform may display two different acreage values for a parcel:
Acreage
This is the legal acreage as officially reported by the county.Calculated Acreage
This value is calculated from the parcel geometry (the mapped boundary). The geometry itself is created using the legal description from the deed.
Why the Numbers May Not Match
In some counties, parcel geometry is not always updated after land has been subdivided. As a result:
The mapped boundary may still reflect a parent tract
The calculated acreage may show the combined size of the original tract
Each subdivided parcel may incorrectly display the same total acreage
This appears to be the situation in Pittsburg County, where the county continues to publish combined acreage values even after subdivision.
Which Acreage Is Correct?
The county-reported acreage is considered the authoritative and most reliable value.
